The Residential Construction Process

The process of designing and building your dream house involves several steps. Normally, residential construction projects go through the following six phases, but depending on the project, several of these steps may be combined or some additional steps may be needed.

Step 1: Deciding What to Build
You, as the future homeowner, and your architect discuss the project’s requirements, like how many rooms, space functions, etc., to determine how to build a house that will satisfy your needs, wants and budget.

Step 2: Schematic Design/Preliminary Sketches
Your architect will prepares a series of rough sketches, known as schematic design, which will show you the general arrangement of rooms and of the site. You then approve these sketches before proceeding to the next phase.

Step 3: Developing and Refining the Design
Your architect prepares more detailed drawings to illustrate other aspects of the proposed design. He/she will create floor plans that will show all the rooms in correct size and shape and prepare outline specifications listing the major materials and room finishes.

Step 4: Preparation of Construction Documents
Once you have approved the design, your architect prepares detailed drawings and specifications, which the contractor will use to establish the actual construction cost. These drawings and specifications become part of your building contract.

Step 5: Hiring the Contractor
After preparing the construction documents, it’s time to hire a contractor. Your architect may have some recommendations. You can choose from among several contractors your architect has asked to submit bids on your project. Your architect can help you prepare bidding documents as well as invitations to bid and instructions to bidders.

Step 6: Construction Administration
The contractor is mainly responsible for construction methods, techniques, schedules and procedures. While the contractor physically builds the home or makes renovations to an existing house, your architect works on your behalf to ensure that your project is being built according to your approved plans and specifications. Your architect makes regular site visits to observe the construction, and to review and approve the contractor's applications for payment to keep you informed of the project's progress.
